Selling a home as part of an estate can come with questions that aren’t part of a typical home sale.

The property may have been in the family for decades and could still contain years of belongings. There may be deferred maintenance, repairs you’re unfamiliar with or decisions to make about how much, if anything, should be done before the home is listed.

You may also be handling the property from outside the area while coordinating with family members, an attorney, a personal representative or other professionals involved with the estate.

You don’t have to have all of that figured out before contacting me.

I’ve helped families, personal representatives and executors prepare and sell longtime family homes throughout Northwest Washington, including properties that hadn’t been on the market in decades. We can start with the property as it is today, talk about what you’re trying to accomplish and determine what makes sense from there.

You Don’t Need to Prepare the House Before Calling Me

Call anytime. It’s never too early.

There is no expectation that the home needs to be emptied, cleaned, repaired or otherwise prepared before I see it.

The home’s belongings do not need to be completely sorted or removed before we meet. You may also know very little about the property’s current condition, particularly if you haven’t lived there yourself or haven’t been responsible for its maintenance.

That’s okay.

I’ll start by looking at the property with you. From there, we can talk about its condition, what may affect the sale and whether there is anything worth investigating before deciding how to prepare it for the market.

This is also where we can begin separating what actually needs to be done from what you may assume needs to be done.

An older home doesn’t necessarily need a full renovation before it can be sold. At the same time, there may be some things worth addressing before it goes on the market.

Before you begin spending money, let’s understand the property and the options available to you.

Should You Make Repairs or Sell the Home As-Is?

There isn’t one answer that works for every estate home sale.

Sometimes addressing certain repairs before listing makes sense. Sometimes selling the home as-is makes more sense.

I’ve recently helped clients with both.

In one case, my client had never lived in the home she was responsible for selling and had very little firsthand knowledge of its condition. We decided to have a home inspection performed before listing so we had more information.

Instead of using the inspection as a reason to renovate everything, we focused on repairs that mattered, including safety-related items.

That was the right approach for that particular property.

In another estate sale, the seller was preparing his longtime family home for the market. His parents had purchased the house new from the builder, and it had never previously been offered for sale.

Bringing the home completely up to date would have required a substantial renovation. The seller didn’t want to manage that project, take on the additional carrying costs or spend the time necessary to complete it.

Instead, we focused on thoughtful preparation. The interior received a thorough deep cleaning. Outside, the landscaping was cleaned up, moss was removed from the roof and the gutters were cleaned.

Our goal wasn’t to make an older home look like a newly remodeled home. It was to make the property clean and well presented so buyers could see the home itself and recognize its potential.

An older home doesn’t necessarily need a full renovation to appeal to buyers. Sometimes thoughtful preparation allows buyers to see the home’s potential while leaving the larger updates for the next owner to make.

The right strategy depends on the property, its condition, the current market, what the work would cost, whether that investment makes sense and what the person responsible for the sale wants to take on.

Belongings, Estate Sales and Preparing the Property

A longtime family home may contain years or even decades of belongings, and every family handles those belongings differently.

There is no expectation that everything needs to be sorted before we first talk about the real estate.

Once the family has determined which belongings they would like to keep, I can connect you with estate-sale professionals who can help with what remains.

When appropriate, I can also connect you with resources for cleaning, property cleanouts and contractors if repairs are part of the plan we’ve developed for the home.

You don’t have to find all of those people before contacting me.

We’ll first determine what the property actually needs and then bring in the appropriate resources.

Handling an Estate Home Sale From Outside the Area

It’s common for the person responsible for an estate property to live somewhere other than the community where the home is located.

Depending on what the property needs, I can help coordinate the real estate side locally, communicate with you by phone, email or video, connect you with local resources and assist with appropriate access to the property.

We’ll establish what you want me to handle, what requires your involvement and how you want decisions communicated.

My role isn’t to make those decisions for you. It’s to help you have the information you need to make them without assuming you have to travel to Northwest Washington every time something needs to happen at the property.

Determining What an Estate Home Is Worth

A home that hasn’t been sold for decades can be difficult to evaluate, particularly when it has deferred maintenance, hasn’t been updated or has characteristics that aren’t reflected well by an automated home valuation.

I prepare a property-specific comparative market analysis using relevant sales, current competition, market conditions, condition and the characteristics of the actual property.

Understanding where the home is likely to fit in the current market can also help us make better decisions about preparation.

If we’re considering spending money on repairs or improvements, I want us to have a reason for doing them rather than simply assuming an older home needs to be updated before it can be sold.

Once we’ve determined the preparation and pricing strategy, the property receives the same professional listing and marketing process I provide my other seller clients.

Probate, Title and Authority to Sell

Questions about probate, wills, trusts, estate administration or who has legal authority to sell a property should be addressed by the appropriate attorney, title professional or other qualified professional.

I am a Managing Broker and REALTOR®, not an attorney, and I don’t provide legal advice.

I handle the real estate side of the sale and can work directly with the personal representative or executor and coordinate with the family’s attorney, title company and other professionals when needed.

Do we need to empty an estate home before contacting a REALTOR®?

No.

You can contact me before the home’s belongings have been completely sorted or removed and before the property has been cleaned, repaired or otherwise prepared for sale.

In many cases, I’d prefer to see the property before you begin spending money or deciding what you believe needs to be done.

We can start with the property as it is and develop a plan from there.

Should we make repairs before selling an estate or inherited property?

It depends on the property.

Some repairs may be worthwhile, while a major renovation may not make financial or practical sense.

We’ll consider the home’s condition, the current market, the potential cost and benefit of the work and how much the person responsible for the sale wants to manage.

The right answer may be targeted repairs, selling as-is or something in between.

Can you help with an estate home sale if I live out of the area?

Yes.

I’ve worked with clients handling family properties from outside the area.
