Living in Anacortes, WA: Real Estate & Local Guide

Anacortes, WA waterfront and marina - community guide
Anacortes, WA waterfront and marina – community guide

Anacortes sits on Fidalgo Island in Skagit County, surrounded by water, forest, marinas and some of the most recognizable scenery in Northwest Washington.

It's a community where real estate can vary dramatically—from historic homes near downtown to traditional residential neighborhoods, view properties, waterfront homes and properties closely connected to boating and marina life.

That variety is exactly why I don't think Anacortes homeowners should rely on a broad online estimate or citywide average to understand what their property may be worth.

Location, view, water access, neighborhood, condition and even what surrounds the property can significantly influence how buyers perceive value here.

Own a Home in Anacortes?

If you own property in Anacortes, you've probably already noticed that two homes that appear similar on paper can have very different market positions.

A home near downtown isn't competing with exactly the same buyer as a waterfront property.

A home with sweeping island and water views may need to be marketed differently from a traditional residential home.

Properties near marinas can attract another audience entirely.

That's why determining value starts with understanding the individual property—not simply entering the address into an automated valuation tool.

If you're considering selling, even if you're a year or two away, I'm happy to talk through your property, your goals and what today's market looks like.

Considering Selling Sooner?

Let's talk about your property and what a successful sale might look like.

Anacortes Real Estate

Anacortes offers an unusually diverse real estate market for a community its size.

Depending on where you look, you'll find:

Historic and character homes

Traditional residential neighborhoods

Condos and townhomes

Newer construction

Water-view properties

Waterfront homes

Luxury properties

Homes near marinas and boating facilities

Vacant land

That diversity means pricing and marketing need to be property-specific.

Selling an Anacortes Home

Before talking about a listing price, I want to understand the property.

What will buyers notice when they arrive?

What makes the property different?

Is the view one of its strongest selling features?

Does the location provide access to trails, downtown, boating or the waterfront?

Are there improvements we should make before listing?

And equally important: are there things you should NOT spend money fixing because they won't provide enough return?

My goal isn't to have sellers spend as much money as possible preparing a home.

It's to determine what will actually matter to the buyers we're trying to attract.

Waterfront & View Properties Need Different Marketing

This is especially important in Anacortes.

A waterfront or significant view property shouldn't be marketed exactly like a traditional residential home.

The home itself matters, of course, but so do the things that can't easily be recreated:

View

Location

Amenities

Quality of Construction

Lot size

Those features need to become part of the property's marketing story.

Waterfront properties can also involve additional considerations such as shoreline regulations, bluff conditions, insurance, permitting and other property-specific issues.

Understanding those factors before going on the market can help avoid surprises later.

Marketing the Anacortes Lifestyle

When we're selling an Anacortes property, we're often selling much more than the house.

We're also showing buyers why someone would choose to live on Fidalgo Island.

That can mean highlighting:

Water and island views

Boating and marina access

Downtown Anacortes

Hiking and trail systems

Washington Park

Cap Sante

Mount Erie

Proximity to the San Juan Islands

Restaurants and local businesses

The community's maritime character

Those lifestyle features can be particularly important when marketing to buyers relocating from outside the immediate area.

Not Ready to Sell Yet?

That's completely fine.

Where Is Anacortes?

Anacortes is located on Fidalgo Island in western Skagit County.

Unlike the San Juan Islands, you do not need to take a ferry to reach Anacortes. Fidalgo Island is connected to the mainland by bridges and Highway 20 provides the primary road connection toward Burlington, Mount Vernon and I-5.

Anacortes is surrounded by the Salish Sea, with Rosario Strait, Guemes Channel and Fidalgo Bay helping define both the geography and lifestyle of the community.

Mount Baker can also be visible from many locations on clear days.

Location, Commuting & Regional Access

One of the things I like about Anacortes is that it feels distinctly coastal and removed from the I-5 corridor without actually being terribly far from it.

Some helpful regional reference points are:

Mount Vernon & Burlington: approximately 20–30 minutes depending on where you're starting.

Costco: located nearby in Burlington, making larger shopping trips relatively convenient.

Bellingham: approximately 40–50 minutes depending on traffic and your starting point.

Everett: approximately an hour or more depending on traffic.

Seattle: approximately 1½–2 hours or more depending heavily on traffic.

Canadian Border: generally around 1–1½ hours or more depending on traffic and the border crossing.

As with virtually anywhere in Western Washington, drive times can change considerably with traffic.

Airports & Travel

Anacortes residents have several airport options.

Anacortes Airport

Anacortes has its own airport serving general aviation and regional aviation needs.

Bellingham International Airport

Bellingham International Airport is generally the closest larger commercial airport and is approximately 45 minutes away, depending on traffic and where you're starting.

Paine Field / Seattle Paine Field International Airport

Paine Field in Everett provides another commercial passenger option approximately an hour or more south, depending on traffic.

Seattle-Tacoma International Airport

Sea-Tac provides the largest selection of commercial flights in the region and is approximately two hours or more from Anacortes depending heavily on traffic.

Having multiple airport choices is useful, particularly for people who travel frequently.

The Anacortes Ferry Terminal

The Washington State Ferries terminal in Anacortes is the primary ferry gateway to the San Juan Islands.

Ferries serve destinations including Lopez, Orcas, Shaw and San Juan Island.

Check out the ferry schedules here: https://wsdot.wa.gov/

For homeowners and buyers near the ferry terminal, seasonal traffic patterns can be worth understanding.

Healthcare & Hospitals

Another advantage of Anacortes is having hospital care directly in the community.

Island Health provides hospital and emergency services in Anacortes.

Additional regional hospital and specialty care is available in Mount Vernon and Bellingham.

Seattle Children's Hospital provides pediatric specialty care farther south in Seattle and is approximately two hours or more away depending on traffic.

What Is It Like to Live in Anacortes?

Anacortes has a maritime personality that feels different from many of the other communities in Skagit County.

Commercial Avenue forms the heart of downtown, with restaurants, cafés, shops, galleries and local businesses.

Around the waterfront, you'll see everything from sailboats and pleasure craft to fishing vessels and working maritime businesses.

Then you can drive only a short distance and find yourself surrounded by forest, trails and sweeping views of the islands and water.

That combination—working waterfront, small-town downtown and immediate access to outdoor recreation—is a big part of Anacortes' identity.

Areas & Neighborhoods of Anacortes

The different areas of Anacortes can have very different real estate characteristics.

Old Town / Downtown

The historic core offers character homes and convenient access to downtown shops, restaurants and community activities.

Cap Sante

Cap Sante is known for elevated locations, water and marina views and proximity to Cap Sante Marina and Cap Sante Park.

Skyline

Skyline is one of Anacortes' best-known residential areas and is closely associated with waterfront living, boating and Skyline Marina.

Fidalgo Bay

The Fidalgo Bay area offers a scenic waterfront setting with a mixture of residential and other development.

San Juan Passage

San Juan Passage includes newer residential development on the north side of Anacortes.

Marine Heights

Marine Heights includes hillside properties where location and elevation can provide significant water and territorial views.

Sunset Cove

Located toward the northwest side of Fidalgo Island, Sunset Cove is close to Skyline and the Rosario Strait side of the island.

The Orchards

The Orchards provides another residential option within Anacortes with convenient access to town and recreation.

Exact neighborhood boundaries and property characteristics vary, so when determining value or choosing where to buy, I prefer looking at the specific property rather than relying solely on the neighborhood name.

Parks, Trails & Outdoor Life

Outdoor access is one of Anacortes' defining features.

Washington Park

Washington Park sits on the western edge of Fidalgo Island and offers shoreline access, camping, picnic areas, a boat launch and a scenic loop with beautiful water and island views.

Cap Sante Park

Cap Sante provides elevated views over the marina, city, Fidalgo Bay and surrounding area.

It's one of those places that really shows someone the geography of Anacortes.

Mount Erie

Mount Erie is the highest point on Fidalgo Island and provides expansive views of the surrounding islands, waterways and mountains.

Anacortes Community Forest Lands

One of the things that makes Anacortes particularly unusual is having an extensive network of protected forest lands and trails within and around the city.

Walking, hiking and biking opportunities are readily accessible without having to travel far from home.

Causland Memorial Park

Causland Memorial Park is a distinctive historic park near downtown.

Seafarers' Memorial Park

Located along the waterfront, Seafarers' Memorial Park provides another place to experience Anacortes' connection to the water and working marina.

One of My Favorite Anacortes Experiences

One reason I enjoy working in Anacortes is that I actually get out and experience the community.

I participated in the very first Anacortes Walk Fest, organized by the Anacortes Chamber of Commerce.

My son and I chose the Mt. Erie/Sugarloaf traverse, climbing to Sugarloaf's summit for incredible water and island views and continuing toward Mount Erie for another completely different viewpoint.

It was a beautiful morning and a great reminder that in Anacortes, outdoor recreation isn't something you necessarily have to drive an hour to find.

It's right here.

Restaurants & Downtown Favorites

Anacortes has a strong independent restaurant and small-business scene.

A few places I personally enjoy include:

Village Pizza

A longtime Commercial Avenue favorite and one of those places that feels very Anacortes.

Naung Mai Thai Kitchen

Another Commercial Avenue favorite for Thai food.

Anthony's at Cap Sante Marina

Waterfront dining overlooking the marina makes this one especially nice when you want the full Anacortes setting along with dinner.

Downtown also has independent shops, cafés, galleries and other businesses that make it enjoyable to walk around rather than simply drive in and out for errands.

Schools

Anacortes is served by the Anacortes School District.

Elementary & Early Learning

Fidalgo Elementary School

Island View Elementary School

Things to Know About Anacortes Real Estate

Waterfront & Bluff Properties

Waterfront and bluff properties may involve shoreline regulations, erosion considerations, insurance requirements, permitting or other property-specific due diligence.

Those aren't necessarily reasons not to purchase or own the property.

They're reasons to understand exactly what you're buying or selling.

Ferry Traffic

Areas around the ferry terminal can experience heavier seasonal traffic.

If you're considering a property where that route affects your daily routine, it's worth experiencing the area at different times.

Views Matter

In Anacortes, elevation, orientation and what sits between a property and its view can make a significant difference.

Future Development

If maintaining a particular view or surrounding setting is important, investigate neighboring parcels, zoning and potential development rather than assuming today's view will always remain unchanged.

Thinking About Buying in Anacortes?

Anacortes offers something fairly unusual: island-style living without requiring a ferry to get home.

Buyers can choose from historic homes, traditional neighborhoods, condos, newer development, view properties and waterfront homes while having immediate access to boating, trails, parks and the San Juan Islands.

If you're considering a move to Anacortes, I'm happy to help you understand the different areas and determine which properties best fit what you're looking for.

What should I do before selling my Anacortes home?

Before spending money on improvements, let's walk through the property.

I'll help you identify what buyers are likely to notice, which improvements may help your sale and which ones may not provide enough return to justify the expense.

Should I make repairs before listing?

Not automatically.

The answer depends on the property, the issue, competing inventory and how buyers are likely to react.

Sometimes making a repair is the right move.

Sometimes getting additional information or an estimate is enough.

And sometimes the smartest recommendation is not to spend the money at all.

The goal is to make those decisions strategically before we go on the market.
