The north end is closest to Stanwood and everyday mainland services, while the south end offers a more rural setting and a noticeably slower pace. Where Is Camano Island?
Camano Island sits in Puget Sound between the mainland and Whidbey Island. Although it is part of Island County, its only road connection is through Stanwood in Snohomish County.
Drivers reach the island by taking State Route 532 west through Stanwood and crossing the Camano Gateway Bridge. There is no ferry schedule, reservation or fare to plan around. That easy bridge access is one of the biggest differences between Camano and many other island communities in Washington.
The island covers close to 40 square miles and is approximately 15 miles long. Because of that length, location matters. A home on the north end may be only minutes from Stanwood, while a property near the south end can add considerably more time to errands or a daily commute.
Getting Around and Commuting
Most people living on Camano use Stanwood as their mainland hub. From there, Interstate 5 provides access north toward Mount Vernon and Bellingham or south toward Marysville, Everett and Seattle.
Driving times vary substantially based on the property’s location, traffic and time of day. From the Terry’s Corner area on north Camano, approximate driving times are:
Downtown Stanwood: approximately 10 to 15 minutes
Interstate 5 at Exit 212: approximately 20 to 25 minutes
Marysville and the nearest Costco: approximately 35 to 45 minutes
Providence Regional Medical Center Everett: approximately 45 to 55 minutes
Seattle Paine Field International Airport: approximately 50 to 60 minutes
Bellingham International Airport: approximately 55 to 70 minutes
Seattle-Tacoma International Airport: approximately 80 to 100 minutes
These are general planning estimates rather than guaranteed travel times. Homes farther south on the island may add 15 to 30 minutes or more.

When I work with buyers considering the south end of Camano, I recommend driving the commute at the actual time they would normally travel. The peaceful setting may be exactly what they want, but it is important to understand how that location will fit their daily routine before making a decision.
What Does Camano Island Feel Like?
Camano is quiet on purpose. There are no large shopping centers or rows of national chains. Instead, the island has locally owned restaurants, small markets, art studios, farm stands, community organizations and gathering places.
Daily life often revolves around the outdoors. Beaches, boating, gardening, hiking, crabbing, fishing and watching the sunset are not limited to vacation weekends. For many residents, they are simply part of living here.
Camano also has a strong arts community. Local studios, galleries, classes and annual events bring people together throughout the year. The Camano Center offers activities, services, classes and social opportunities, while community organizations and volunteers help support the island’s parks, preserves and local events.
The island’s personality changes with the seasons. Summer brings longer days, beach visits, boating and some of the best sunsets of the year. Fall and winter are quieter, with dramatic weather, wildlife and a slower rhythm.
Summer is my favorite time on Camano. I love the sunsets, the beaches and the way the water becomes part of everyday life. I especially love waterfront homes where the beach feels like an extension of the backyard.
Camano Island Areas and Neighborhoods
Camano does not have one traditional downtown or a single neighborhood style. Each area offers a different combination of views, access, property types and community amenities.
Utsalady
Utsalady is located on the north end of Camano and has deep roots in the island’s history. Once home to a major sawmill community, the area now includes waterfront and waterview properties, established homes and access to Utsalady Bay.
Its north-end location makes it one of the more convenient parts of the island for reaching Stanwood and I-5.
Madrona Beach
Madrona Beach is an established west-side community with Saratoga Passage and Whidbey Island views. Properties range from smaller beach homes and cabins to remodeled residences and larger waterfront homes.
Community beach rights and association responsibilities vary by property, so buyers should confirm exactly what is included with a particular home.
Onamac
Onamac is another established west-side community known for its private beach amenities, boat launch and neighborhood gathering areas. Homes may be used as full-time residences, second homes or vacation properties.
Association membership, beach rights, dues and boating facilities should always be verified for the individual property.
Camano Country Club
Camano Country Club is a residential community on the west side of the island with a mixture of waterview, waterfront and inland homes. Some properties include access to private community beaches or related amenities.
It offers a traditional neighborhood feeling while still providing the scenery and outdoor lifestyle people expect from Camano.
Elger Bay
Elger Bay is located in the south-central portion of the island near Elger Bay Elementary and the Elger Bay Preserve trail system.
The area includes established neighborhoods, wooded properties, acreage and small farms. Its location appeals to buyers who want to be closer to the south end while retaining access to schools and community services.
Mabana
Mabana is a quieter, more rural area on the south and southwest side of Camano. Buyers may find larger parcels, wooded settings, waterfront homes and properties that feel more removed from the island’s busier north end.
The peaceful setting is a major attraction, but buyers who commute should carefully consider the additional driving time.
Maple Grove
The Maple Grove area includes a mix of wooded acreage, small farms and established homes near east-side water access.
Properties can vary significantly, from modest residences to larger parcels with shops, barns or other outbuildings.
Arrowhead and Terry’s Corner
The Arrowhead and Terry’s Corner areas are near many of Camano’s everyday conveniences, including grocery shopping, hardware, restaurants, medical services and the Camano Center.
This part of the island can be especially convenient for buyers who expect to travel frequently into Stanwood or commute to I-5.
Cavalero and North Camano
North Camano includes established neighborhoods, rural properties, waterview homes and convenient access to both the bridge and Stanwood.
For buyers who want island living while staying closer to mainland services, the northern portion of Camano is often worth exploring.

One of Camano’s greatest strengths is its variety. Buyers may find:

Waterfront and view properties often receive the most attention, particularly those with western exposure across Saratoga Passage or views east toward Port Susan Bay and Mount Baker.
The island’s interior is equally appealing for buyers who value acreage, privacy, gardens, animals or additional buildings without paying a waterfront premium.
I love the range of homes Camano offers. One showing may be a beach cottage, the next may be a custom waterfront home, and the next may be acreage with a barn and room for horses. I have even taken my own horses for a beach ride on Camano, which is one of those experiences that makes the island feel especially memorable.
Parks, Beaches and Outdoor Recreation
Camano’s parks and public lands are a major part of island life.
Camano Island State Park
Camano Island State Park offers a rocky saltwater shoreline, forested trails, camping, cabins, boating, fishing, crabbing, kayaking and views across Saratoga Passage toward Whidbey Island and the Olympic Mountains.
This is my favorite beach area on the island. It is a wonderful place to spend time near the water, explore the shoreline or enjoy one of Camano’s beautiful sunsets.
Current Washington State Parks information should be checked before visiting because trail, beach and seasonal conditions can change.
Cama Beach Historical State Park
Cama Beach preserves the setting of a historic 1930s fishing resort and offers forest trails, water views, birding and day-use opportunities.
The historic waterfront cabins are permanently closed in their current location due to major septic and infrastructure problems. Portions of the lower park have also experienced closures following seawall damage. The upper park, trails and other day-use areas remain important recreational resources, but visitors should check current State Parks alerts before going.
Iverson Spit Waterfront Preserve
Iverson Spit combines shoreline, tidal wetlands and wildlife habitat. It is especially popular for birdwatching, photography and exploring a different side of Camano’s natural landscape.
Elger Bay Preserve
Elger Bay Preserve includes forested and interpretive trails near the south-central portion of the island. It offers an accessible way to enjoy Camano’s wooded landscape without spending an entire day on the trail.
Barnum Point County Park
Barnum Point protects shoreline, forest and habitat along Port Susan Bay. Trails provide opportunities for walking, wildlife viewing and enjoying east-facing water and mountain scenery.
Boat Launches and Water Access
Public and community water-access options include Camano Island State Park, Maple Grove, Utsalady, Cavalero and other locations. Some launches or beaches belong to private associations rather than the public.
Buyers should never assume that nearby beach access automatically transfers with a property. Beach rights, boat-launch privileges and association membership should be confirmed during the purchase process.
Camaloch Golf Course
Camaloch Golf Course is a public golf course and longstanding part of the Camano community. Surrounding homes include golf-course properties, established residences and neighborhoods with convenient access to Terry’s Corner.
Everyday Shopping and Services
Camano has enough everyday services that residents do not need to leave the island for every errand.
The Terry’s Corner and Camano Plaza area serves as the island’s primary commercial center, with grocery shopping, hardware, restaurants, fuel and local services. Smaller markets and businesses serve other parts of the island.
For a broader selection, residents typically cross the bridge into Stanwood. Stanwood offers additional grocery stores, pharmacies, medical offices, restaurants, banking and other everyday services.
Larger shopping trips generally mean traveling to Marysville, Mount Vernon, Burlington or Everett. The nearest Costco is in Marysville, with another Costco located in Burlington.
Local restaurants and gathering places are part of Camano’s appeal. One of my favorites is the Blue Heron. My usual order is the Caesar salad with blackened salmon. The island also has salons and personal services—including a favorite stop of mine for a pedicure—along with cafés, farm stands and independent businesses.
Healthcare and Hospitals
Camano has local clinics, medical offices and emergency-response services, while more extensive hospital care is available on the mainland.
Depending on the part of the island and the care needed, residents may use:
Medical and primary-care services on Camano or in Stanwood
Skagit Valley Hospital in Mount Vernon
Cascade Valley Hospital in Arlington
Providence Regional Medical Center Everett
Urgent-care clinics in Stanwood, Smokey Point, Marysville or Mount Vernon
Hospital drive times vary considerably between north and south Camano. Anyone with ongoing medical needs should map the route from the specific home being considered rather than relying on an island-wide estimate.
Camano Island Fire and Emergency Services
Camano Island is served by Camano Island Fire and Rescue. The department operates four fire stations that are staffed around the clock:
Country Club
Terry’s Corner
Vista/Madrona
Mabana
The department provides fire suppression and emergency medical response, including Basic Life Support and Advanced Life Support resources. Because of Camano’s shoreline and high-bank terrain, the department also trains for marine and rope-rescue operations.
Buyers sometimes assume that living on an island means there are no nearby emergency services. Camano does have its own staffed fire and medical-response system, but response conditions can still vary depending on the property’s location, road access and the nature of the emergency.
Law-enforcement service is provided through the Island County Sheriff’s Office.
Post Office and Mail Service
Camano Island does not have a traditional United States Postal Service retail post office. Many residents use the Stanwood Post Office at:

The drive from north Camano is generally about 10 to 15 minutes, while residents farther south should allow additional time.
Mail delivery is available throughout the island, although the exact setup varies by property. Some homes have roadside mailboxes, grouped mailbox locations or community arrangements. Buyers should verify mail and package delivery for the specific address.
Airports
Camano offers access to several regional airports without requiring a ferry.
Seattle Paine Field International Airport
Paine Field in Everett is generally the closest commercial passenger airport. From north Camano, the drive is usually approximately 50 to 60 minutes under normal conditions.
Bellingham International Airport
Bellingham International Airport is north of Camano and may be a useful alternative depending on the destination and available flights. Travel from north Camano is typically about one hour, depending on traffic.
Seattle-Tacoma International Airport
Seattle-Tacoma International Airport offers the widest range of flights but requires the longest drive. Travel times can vary dramatically depending on Seattle-area traffic, so residents generally allow well beyond the mileage-based estimate.
Schools
Camano Island is served by the Stanwood-Camano School District.
The island has two public elementary schools:
Elger Bay Elementary School
Utsalady Elementary School
Older students attend district middle and high schools located in the Stanwood area. School assignments and transportation routes can change, so buyers should verify the current boundary and bus information directly with the district for any particular address.
Rather than assuming a school based solely on the neighborhood name, I recommend confirming the assigned schools before making an offer.
Arts, Classes and Community Life
Camano has a strong creative identity. Artists, makers and craftspeople work throughout the island, and several community events highlight that connection.
The Camano Center offers classes, programs, activities, community services and opportunities to meet other residents. The island’s galleries, studios and farms also host workshops, markets and seasonal events.
Northwest Glass Quest
Northwest Glass Quest is one of the Stanwood-Camano area’s signature traditions. The multi-day winter treasure hunt invites participants to visit participating businesses, search for clue balls and enter to receive hand-blown glass artwork created by regional artists.
It combines art, local businesses and community exploration in a way that feels uniquely Stanwood-Camano.

Camano Island Studio Tour
The Camano Island Studio Tour gives visitors an opportunity to meet local artists and visit working studios throughout the island. It is one of the best examples of Camano’s established arts community.
Because event dates and participating locations change, the website should link to the official current event information rather than listing dates that may become outdated.
Wells, Septic Systems and Utilities
Many Camano homes are served by private wells, shared wells or community water systems. Most properties also use on-site septic systems.
These systems are a normal part of homeownership on Camano, but they need to be evaluated carefully during a purchase.
Buyers should understand:
The type and condition of the water system
Well production and water-quality testing
Whether a well is private, shared or community-managed
Septic-system location, design, capacity and maintenance history
Reserve-area requirements
Any recorded agreements affecting shared systems
Whether additions or extra bedrooms are supported by the approved septic design
Internet, cellular service, power, propane and other utilities can vary by location. Remote workers should confirm available providers and speeds at the exact address rather than assuming the service will be the same throughout the island.
Important Considerations Before Buying on Camano
Camano is a wonderful place to live, but island and rural properties require careful investigation.
Wells and Septic Systems
Obtain the appropriate inspections, water testing, septic records and maintenance information. Do not assume a system is adequate simply because it is currently operating.
Private Roads
Some Camano homes are located on private or gravel roads. Buyers should review maintenance agreements, shared expenses, access rights and road conditions.
Community Associations and Beach Rights
Some neighborhoods have associations that manage private beaches, boat launches, roads or shared facilities. Confirm dues, rules and exactly which rights transfer with the property.
Waterfront, Flood and Bluff Conditions
Waterfront and high-bank properties may require additional review involving flood zones, erosion, drainage, shorelines or slope stability. Appropriate specialists should be consulted when conditions warrant.
Insurance
Insurance availability and cost can vary based on waterfront exposure, wildfire risk, access, roof condition, tree coverage and other property-specific factors. Buyers should obtain an insurance quote during their contingency period.
Commute
The south end offers a beautiful, quiet environment, but it is farther from the bridge. Drive the route at your normal commuting time before deciding whether the location works for you.
Property Boundaries and Outbuildings
Acreage and rural homes may have fences, driveways, wells, septic components or outbuildings near property lines. Surveys, permits and recorded documents may be important depending on the property.

The biggest misconception I hear is that you need a ferry to reach Camano. You do not. But while the bridge makes it accessible, the island still offers the slower, more peaceful lifestyle that attracts people here in the first place.
